New Director, New Terms.
Steve Heese, President of Chris-Craft Corporation has joined the Board for a two-year term. He replaces Andy Friesch who chose not to run for reelection. Incumbent Directors Connie Sciuto and Russ Karlins began serving new two-year terms. The current officers were re-elected to their positions by the Board – Ken Simon, President; Dave Blanford, Vice President; Ann Miklas Secretary, and Lori Moran Secretary. Each has one year remaining in their terms as Directors.

Updated Schedules
3/13/25
Updated schedules for repairs and roof installation are in the Owners’ Portal under Schedules. The repairs are going well and much more quickly than expected. The Roof installation is going well in part due to use of quieter tools for the mechanical attachment of roofs.

Wind Vent Roofs

New Mail Centers

A-Tech Construction is rebuilding our mail centers using porcelain tile to match the walls. It is replacing the equipment room doors and adding quartz shelves for packages.

Contractors
2/23/25
All contractors working in units or on rooftop A/C units must file a form certifying compliance with our rules and providing insurance information. Unit owners must sign the form as well. Except in cases of emergency repairs, Contractor’s forms must be provided 72 hours in advance by hand delivery to the office or via email to beachplaceoffice@beachplacelbk.com
Unless the office has entered the name and other information for an outside worker in our system, Security will turn them away.
Calling security will not be sufficient except in the case of a true emergency outside of office hours. (Forgetting to file the form is not an emergency.)
No contractors are permitted to perform construction work at Beachplace for unit owners until May 1, 2025, except contractors completing hurricane remediation and restoration.

Kyle Savage is new Maintenance Director. Bob Kolesa has retired.

As previously reported, after nearly 33 years of service to Beachplace, Bob Kolesa retired effective March 28, 2025. Kyle Savage, a lead building engineer from Colorado succeeded Bob. Kyle began work on February 25, 2025, which allowed him about a month to learn from Bob. Kyle has been a building engineer for 11 years, 10 years of which were in Cushman Wakefield’s organization. For the past four years, he has been the lead engineer for a 3-building, 789,000 square feet complex outside of Denver.
Kyle has a broad range of hands-on skills, as well as experience with a $48 million building renovation. After exploring Kyle’s knowledge and experience, Bob said “good choice.” In addition to traditional maintenance expertise, Kyle is tech savvy, including knowledge of work order systems, one of which we plan to implement.
Kyle has ties to Longboat Key and will be married here this fall. His future in-laws live on Longboat. He already has a blended family with three children. Kyle is one of the most likeable, respectful people you’ll meet. Prepare to hear Sir and Ma’am whenever you talk to him.

New Grounds Lights and Exit Signs

The Association is purchasing new lighting fixtures for the grounds, including on pathways and around the pool area and pond.
Samples of the new pathway lights have been installed along the entrances to the pool. It is a sealed fixture and connected with a watertight electrical connection. No guarantee it will survive another flood, but it has the best chance of doing so.
New ceiling- and wall-mounted high efficiency LED exit signs have been ordered for all buildings, including the Clubhouse. Expected delivery is in about a month. There will be 2 exit signs on each floor for a total of 134. The signs are Beghelli cyclone high clarity acrylic. They are on display on the first floor of Building #8.

Pond Treatment
2/12/25
Lake Doctors, our pond company, is treating our 1.5 acre pond with insecticide to help control midges and mosquitoes. In addition, AA Pond Stocking has filled the pond with a variety of fish to consume insect larvae. 14,000 juvenile Hybrid Tilapia, Blue Gills, Mosquito Fish (Gambusia affinis) and “Fat” Minnows, along with grass shrimp are now in the pond. Catfish may be added later.
Both the fish and insecticide limit larvae from maturing into adult flying insects. It will take some time to see the benefit as our population of adult insects’ life cycles come to an end.

Insurance
2/23/24
Florida law (FS, Section 627.714) requires unit owners’ condo insurance (HO6 policies) to pay up to $2,000 per “loss assessment” from their condo associations, subject to a maximum $250 deductible for such losses. This coverage applies to loss assessments for types of hazards covered by your HO6 insurance. The information needed to a file loss assessment claims is in the Owners’ Portal > Resources > Loss Assessment Claims.
Your condo insurance should cover losses to condo property that unit owners are required to maintain, subject to any applicable deductible. The extent of the Association’s responsibility and unit owners’ responsibility for hurricane-related and other damage is stated in a memorandum from our counsel in the Owners’ Portal > Resources > Loss Assessment Claims.

Renter & Visitor Notifications and Approvals

Unit Owners are responsible for notifying the office of the arrival of anyone staying overnight in their unit or visiting for the day.
